The thesis

Vertical integration is the product, not a tagline

The vertically-integrated commercial real estate firm for operators the institutions won't serve — cannabis, land, surplus and distressed — across Michigan and Tampa Bay, with development capital and debt under one roof.

What does C3 CRE do?

C3 CRE, LLC is a vertically-integrated commercial real estate brokerage with offices in Bloomfield Hills, Michigan and Tampa, Florida. It brokers cannabis, land, investment, surplus and distressed commercial property, and it can supply the capital a deal needs through two affiliates: Corbco Ventures, LLC for development and equity, and Rair Capital, LLC for commercial and cannabis lending.

Services · cannabis first

Eight practices. One of them is why clients call.

Cannabis real estate is a regulatory problem wearing a real estate costume. We lead with it because it is the hardest thing we do and the reason operators cross state lines to hire us.

Cannabis vertical

Cannabis acquisitions & dispositions

Licensed cannabis cultivation, processing and retail real estate — municipal opt-in analysis, buffer-zone diligence, license-and-real-estate combination sales, and buyers who can actually close.

  • Municipal opt-in and license-availability mapping by jurisdiction
  • Buffer-zone and zoning-overlay measurement before go-to-market
  • Building suitability review: power service, HVAC, water, floor drains, security envelope
  • License-plus-real-estate transaction sequencing against regulator calendars
  • Buyer capital verification, including cannabis-specific debt through Rair Capital
  • Repositioning strategy for former cannabis facilities returning to industrial use
Explore

Buyer & seller representation

Full-cycle representation on the buy and sell side of commercial property — pricing, exposure strategy, negotiation and closing management.

Explore

Site selection

Data-led site selection for operators and franchisees — drive-time and demographic screening, zoning and use verification, and multi-site rollout sequencing.

Explore

Investment sales

Income-property sales across retail, industrial, office and net lease — underwriting, buyer targeting and closing certainty over headline pricing.

Explore

Land brokerage

Residential development land, commercial pads, agricultural acreage and infill parcels — entitlement path, utilities, and buyers who build.

Explore

Portfolio & surplus disposition

Programmatic disposition of surplus corporate, institutional and municipal real estate — reporting, sequencing and defensible pricing across many assets.

Explore

Sale-leaseback

Convert owner-occupied real estate into working capital while keeping operational control — lease structuring that survives investor underwriting.

Explore

Receivership & distressed

Court-appointed receivership support, lender REO disposition and distressed asset sales — stabilize, document, then sell.

Every figure above is a published figure carrying its source and its effective date, and matches the same figure wherever else it appears on this site. Where we do not hold a real number, we publish no number. The Tampa Bay industrial figure is carried as an approximation: it is rounded rather than quoted to a decimal, and the read built on it rests in part on C3 CRE's own Tampa Bay transaction experience rather than on a published dataset alone.

Rair Capital, LLC

Rair Capital originates commercial mortgages, bridge loans and cannabis-specific debt — the capital that most regulated lenders will not write, underwritten by people who transact in the same asset classes every day.
