Sell-side engagements begin with a broker opinion of value and an exposure plan; buy-side engagements begin with a search criteria memo and off-market outreach. One broker owns the file from pricing through closing.
How we work
Representation is the base layer of everything else we do. On the sell side we start with a broker opinion of value grounded in comparable sales we personally closed or tracked, then decide deliberately how much exposure the asset should get — full public marketing, a targeted call-around, or a quiet approach to a short buyer list.
On the buy side, we write a search criteria memo before touring anything: use, size range, ceiling height, power, zoning, drive times, tenancy and return thresholds. Then we work the off-market inventory, because the properties that fit precisely are usually not listed.
One broker owns the file from the first call through the closing statement. We do not hand a client off to a transaction coordinator at the moment the deal gets hard.

- On most listed properties the buy-side fee is paid from the listing side's commission. Where a property is unlisted or off-market, we agree a written fee with the buyer before making an approach.
