C3 CRE brokers land: residential development acreage, commercial pad sites, infill parcels and agricultural tracts. Every assignment starts with the entitlement path — zoning, master plan alignment, utility availability, wetlands and access — because land is priced on what it can legally become.

How we work

Land is priced on what it can legally and physically become, which means the diligence comes before the pricing. We establish current zoning and master plan alignment, sanitary and water availability or the cost to extend them, wetland and floodplain constraints, soil and topography, road frontage and access approvals.

That analysis produces a yield estimate — lots, buildable square feet or pad count — and the yield produces the price. Land marketed without it sits.
