How we work

An investment sale is won or lost in the underwriting. We build the file from the leases and rent roll up: in-place versus market rent, recovery structures, remaining term and options, capital reserves, and what a lender will actually finance in today's rate environment.

We price to a cap rate we can defend to an appraiser and a credit committee, not to the number that wins the listing presentation. Overpricing costs sellers more in time on market than it ever gains at closing.

Buyer targeting is specific: 1031 exchange buyers on deadline, private capital in the submarket, regional owner-operators and funds with a mandate that matches. We verify capital before granting exclusivity.
