How does C3 CRE handle site selection?
C3 CRE performs commercial site selection by screening candidate submarkets on drive-time, demographics and competitor density, verifying zoning and permitted use with the municipality, then sequencing a rollout so each new location does not cannibalize the last.
How we work
Site selection is a screening problem before it is a real estate problem. We define the trade area mathematically — drive-time rings, daytime population, household income, competitor and co-tenant density — and rank submarkets before touring a single building.
Then we verify the boring things that kill openings: permitted use by right versus special land use, parking ratios, signage ordinances, grease and venting for food uses, power service for industrial uses, and how long the municipality's approval calendar actually runs.
For multi-unit operators we sequence the rollout so each location supports the next and the portfolio does not cannibalize itself.
What you receive
- Trade-area definition with drive-time and demographic screening
- Competitor and co-tenant density mapping
- Zoning, permitted-use and special-land-use verification
- Municipal approval calendar and entitlement risk assessment
- Multi-site rollout sequencing and cannibalization analysis
Questions
Common questions
- How long does a site selection engagement take?
- Screening and submarket ranking typically takes two to four weeks. Securing a specific site depends on the municipality — by-right uses can close in 60 days, while special land use or rezoning can run six months or more.
