What happens next

  1. 1 · Opinion of value

    Comparable sales, current asking-rent evidence, entitlement status and — where relevant — what the asset supports as a cannabis-occupied building. Sourced and dated, with the assumptions written down.

  2. 2 · Written marketing plan

    Who the buyer pool actually is, what they will underwrite, whether the asset should go public or move quietly, and the price path if the first thirty days are quiet. You approve it before anything is published.

  3. 3 · Close, or tell you not to sell

    We run the process, qualify every buyer's capital before showings, and manage diligence to closing. If the analysis says hold, refinance through Rair Capital, or reposition with Corbco Ventures, we say that instead.

Selling with C3 CRE

What do I need to provide to get an opinion of value?
The property address, type, approximate size, your reason for sale and your timeline. Leases, tax bills and expense history sharpen the number, but we can give you a defensible range from the address alone.
Will C3 CRE market my property confidentially?
Yes. Cannabis, distressed and tenant-occupied assets are frequently handled off-market: no sign, no public listing, direct outreach to a vetted buyer list under NDA. You decide the exposure level in the marketing plan.
How is a cannabis-occupied building priced differently?
The rent is often above conventional market and the buyer pool is narrower, so price turns on lease strength, license portability, municipal opt-in status and whether a lender will finance it. We underwrite all four before quoting a price.
What if my lender or a receiver is driving the timeline?
That is a core practice. We work with lenders, receivers and special servicers on court-supervised and lender-directed dispositions, including properties that need to be stabilized before they can be sold.
