How does C3 CRE handle receivership & distressed?

C3 CRE works with receivers, lenders and special servicers on distressed commercial real estate: securing and stabilizing the asset, producing court-ready accounting and valuation, and then disposing of it through a documented, defensible sale process.

How we work

Distressed assignments have a fixed order. Secure and stabilize the property — access control, utilities, insurance, tenant communication, deferred maintenance triage. Then document — rent roll reconstruction, expense history, valuation, and reporting formatted for the court or the servicer's file.

Only then does it sell. A distressed asset marketed before it is stabilized attracts the lowest bidders in the market and validates their pricing.

We work regularly on cannabis and specialty assets in receivership, where the license status, regulatory compliance and equipment ownership complicate a sale that a conventional brokerage would mishandle.
