Cannabis practice
Cannabis real estate, brokered by people who have closed it
Last updated
What does C3 CRE do in cannabis real estate?
C3 CRE brokers licensed cannabis real estate in Michigan and Florida. We screen municipal opt-in status, measure the 1,000-foot school buffer parcel line to parcel line, underwrite electrical and mechanical capacity before an LOI, and sequence closings against CRA licensing. Debt comes from Rair Capital, equity from Corbco Ventures.

Positioning
A licensed brokerage, not a listing marketplace
| National cannabis marketplace | C3 CRE | |
|---|---|---|
| Starting point | A building with photos and an asking price. | A jurisdiction map: opt-in status, remaining license capacity, district zoning. |
| Buffer diligence | Usually absent, or a straight-line estimate. | Parcel line to parcel line per the CRA method, plus the local ordinance read. |
| Building suitability | Square footage and clear height. | Documented electrical service, load schedule, latent-load HVAC, water and drainage, classified space. |
| Closing mechanics | Introduction, then you are on your own. | Sequenced against Certificate of Occupancy, CRA pre-licensure inspection and local notification windows. |
| Capital | Third-party referral. | Debt through Rair Capital; development and direct-purchase equity through Corbco Ventures. |
| Distress | Not covered. | Receivership sales, license-gap structuring, METRC continuity through closing. |
Florida
And an honest read on Florida
Florida licenses vertically-integrated operators, which means there is almost no third-party cannabis brokerage market. The actionable Tampa Bay story is hemp, and it has a federal deadline.
Who runs this practice
Cannabis licensing and entitlements expertise, by name
Regulatory competence is held by people, not by a service page. These are the two principals who carry it.
Corbin Yaldoo
Founder/President
Leads the cannabis practice personally, from municipal opt-out analysis and buffer measurement through license-and-real-estate combination closings, receivership dispositions and Rair Capital debt on plant-touching collateral.
Michael R. Scadron
Executive Vice President
Brings 15+ years of institutional CRE experience to cannabis site selection at national scale — securing and operationalizing retail and industrial sites for prominent multi-state operators, in-house and as an executive consultant, with cannabis applications and licensing entitlements as a core competency.

Common questions
- What makes a cannabis real estate brokerage different from a general CRE brokerage?
- A cannabis deal is a regulatory transaction attached to a building. It turns on municipal opt-in status, buffer measurement, license availability in the district, electrical service and dehumidification capacity, and whether the closing can be sequenced against CRA licensing. A general brokerage prices the building; a cannabis brokerage prices the approval path.
- Why not just use a national cannabis property marketplace?
- A marketplace lists a building. It does not confirm whether the municipality has opted out, whether license capacity remains in that district, whether the parcel-line buffer measurement disqualifies the site, or whether the utility can deliver the service the grow plan requires. Those four questions kill most listed cannabis sites before diligence ends.
- Do you represent buyers, sellers or both in cannabis transactions?
- Both, on separate assignments. Operator-side site acquisition starts with an opt-in and license-availability map rather than a property tour. Disposition work covers operating facilities, distressed grows in receivership, and former cannabis buildings being repositioned to conventional industrial use.
- Can C3 CRE finance a cannabis real estate transaction?
- Yes. Rair Capital, LLC originates commercial and cannabis-specific debt that most regulated lenders will not write, and Corbco Ventures, LLC can take a development or direct-purchase position when a seller needs certainty rather than a marketing period.
