What is a green zone and how do I find one in Michigan?

A green zone is the informal term for the zoning district and overlay area where a municipality's cannabis ordinance actually permits an establishment once opt-in status, buffer distances and any density cap are satisfied. Find one by reading the local ordinance's permitted-district map, not by assuming any storefront address qualifies.

Three tests stack, not one

A parcel qualifies only if it clears all three tests simultaneously: the municipality has opted in for the license type sought, the parcel sits in a district the ordinance actually permits, and the parcel clears the 1,000-foot school buffer (or a locally reduced version of it) and any other setback the ordinance layers on top, such as distance from other retailers or from parks.

Caps shrink the green zone further

Even a permitted district can be closed in practice if the municipality has issued its full numeric cap of licenses and is not accepting new applications. Detroit, for example, caps adult-use retail at 75 licenses citywide regardless of how much land sits in a nominally permitted district.
